🏭 Factory-Direct | Lahore ManufacturingPakistan's best Jumbolon (XPS) insulation board — higher R-value than Thermocol, superior moisture resistance, and 20+ year service life. Ideal for roofs, walls, floors, basements, and cold storage. Factory-direct pricing with nationwide delivery.

The Jumbolon Sheet is made from closed-cell Extruded Polystyrene (XPS) — a premium insulation board engineered for superior thermal resistance, exceptional moisture protection, and outstanding compressive strength. Insulation System proudly supplies Jumbolon sheets directly from our Lahore manufacturing facility to customers across Pakistan.
While Jumbolon is often compared to standard EPS Thermocol, it is a fundamentally superior product — with an R-value above 5.3 (vs R-4 for thermocol), water absorption under 0.3% (vs 2–3% for EPS), and density of 35 kg/m³ that exceeds most high-end Styrofoam. Buildings with Jumbolon insulation consume less electricity for cooling and heating.
Why architects, builders, and project managers across Pakistan prefer Jumbolon over standard EPS for demanding applications.
R-value above 5.3 per inch — significantly outperforms EPS Thermocol (R-4) and Styrofoam alternatives. Keeps buildings cooler in summer and warmer in winter.
Closed-cell structure absorbs less than 0.3% water by volume — 10x better than EPS (2–3%). Ideal for wet environments, basements, below-grade insulation, and monsoon season.
Density of 35 kg/m³ — can bear significant structural loads without deformation. Perfect for under-floor insulation, roofs, and load-bearing wall applications.
Buildings with Jumbolon insulation reduce electricity consumption — dramatic savings on AC costs in Pakistan's extreme summers and heating in cold winters.
Unique locked joint design — when two sheets are connected, they form a seamless thermal barrier with no gaps. Eliminates thermal bridging at joints for maximum performance.
Standard boards are combustible and should always be covered; a fire-retardant (FR) grade is available. FR (fire-retardant) grade on request.
Does not shrink, warp, or degrade over time — maintains exact dimensions and insulation performance for 20+ years with no maintenance required.
Provides effective acoustic insulation — reduces noise transmission between rooms and floors. Ideal for multi-story buildings, hotels, offices, and residential complexes.
Made from EPS polystyrene — 100% recyclable and contributes to long-term insulation solutions. Consistent with green building and sustainability goals in Pakistan.

* Verdict: Jumbolon (XPS) is the best choice for wet environments, basements, under-floor insulation, and cold storage. For roofing on a budget, EPS Thermocol is adequate. For maximum performance roof + waterproofing, PU Foam is best.
Jumbolon sheets installed under the roof slab or over it beneath a screed provide superior heat insulation compared to standard EPS thermocol. The higher R-value means you need thinner sheets to achieve the same performance — or thicker sheets for dramatically better cooling. Reduces indoor temperature by 7–9°C and cuts AC electricity by up to 40%.
Jumbolon boards are applied to exterior walls using polymer cement adhesive in a staggered brick-like pattern — creating a continuous insulation layer that eliminates thermal bridging. Reduces wall heat transfer by up to 70% and provides significant noise reduction of 30–40 dB.
Jumbolon's exceptional moisture resistance (<0.3%) makes it the only suitable choice for below-grade insulation where soil moisture is a constant concern. Unlike EPS which absorbs water and loses insulation value, Jumbolon maintains its R-value permanently even when buried underground or in wet basements.
High compressive strength (200–700 kPa) makes Jumbolon boards ideal for under-floor insulation where they must bear tile, screed, and structural loads. Installed under concrete slabs, tiles, and floating floors to prevent cold transfer from ground — essential in Pakistan's cold winter months.
Superior moisture resistance makes Jumbolon ideal for cold room walls, ceilings, and floors — maintains insulation value even in freezer environments where condensation is constant.
Jumbolon sheets maintain optimal 22–27°C in poultry sheds even in Pakistan's extreme summers. Higher density than EPS thermocol means longer-lasting performance in humid shed environments.
Waterproof closed-cell structure makes Jumbolon suitable for swimming pool insulation, water tank insulation, and marine flotation applications where constant water exposure is present.

Jumbolon Sheet is a closed-cell Extruded Polystyrene (XPS) insulation board with an R-value above 5.3, water absorption under 0.3%, and density around 35 kg/m³. It is used for roof heat insulation, wall and cavity insulation, below-grade and basement insulation, under-floor insulation, cold storage, poultry sheds, and pool and water-feature applications.
Factory-direct prices from our Lahore facility depend on thickness and density: 3×6 ft 1-inch Rs. 1,200–1,800, 2-inch (recommended for roofs) Rs. 2,200–3,200, 3-inch Rs. 3,500–4,800, and 4-inch Rs. 5,000–6,500. Custom sizes are quoted on request, and bulk pricing is available for 50+ sheets — call +92 300 3679943.
Jumbolon (XPS) has a higher R-value (R-5 to R-5.3 vs R-3.5 to R-4), much lower water absorption (<0.3% vs 1–3%), higher compressive strength (200–700 kPa vs 70–200 kPa), and a longer service life (20–25 years vs 10–15 years). It costs more per sq.ft but performs better in wet, below-grade, and high-load applications.
For residential roofs we recommend the 2-inch Jumbolon sheet. For commercial and industrial buildings, 3-inch is recommended.
Yes. Its closed-cell structure absorbs less than 0.3% water by volume — about 10x better than EPS — so it keeps its R-value in wet environments, basements, below-grade applications, and during monsoon season.
Yes. Use a hot wire cutter for the cleanest cuts, a sharp utility knife (score and snap) for straight cuts, or a fine-tooth saw for thick 3–4 inch boards. Because XPS is denser than EPS, use a slightly sharper blade or hotter wire — the cut edge comes out cleaner and less crumbly than EPS.
Clean and prepare a dry surface, apply polymer cement adhesive (never solvent-based, which melts XPS), place sheets in a staggered brick-like pattern using the locked joint edges, add plastic anchor pins, seal all joints with expanding foam sealant, and finish with cement render, aluminum foil, or cladding on exposed surfaces.
Yes. Jumbolon is the recommended choice for below-grade and basement insulation because it keeps its R-value permanently even when buried or in wet basements, while EPS absorbs water and loses insulation value. We recommend 2–3 inch Jumbolon for basement walls and foundations.
Yes. We dispatch the same day within Lahore and deliver in 1–3 days to Karachi, Islamabad, Faisalabad, and other cities across Pakistan, with bulk supply available for contractors and developers.
